I agree with much of what you say except this. For me, a 2 hour appointment works out much better with a first hire. It really takes the pressure off of the clock. I have not been there. It looks very nice, but is small. I think it was a big house that has been converted into rooms to rent. I think Jesse would be a friendly and efficient manager.

Thanks Mike, I got burned by a provider who committed to bottom then showed up and said "I'm not clean down there". I have also had extraordinary 2 hour experiences. I guess my point is 2 hours can be an eternity if there is no chemistry. Agree 1 hour can be rushed....

I've met JT. He let me use a room at his place. It's a small 10 room or so place with a great pool. Common area is PG13, but every room is a King Suite. He goes through AirBnb for booking.
